The Board of Adjustment on July 7 approved a variance allowing construction of a carport at 4413 Radian Drive that encroaches into a side setback, conditioned on adding gutters and downspouts to control runoff.
Daniel Clark, representing the property owner, said the client currently parks two vehicles where the proposed carport would sit and that large trees behind the house drop branches and leaves that have damaged vehicles. Clark said the site plan was produced without a survey to expedite consideration and that engineered drawings would follow if the board approved the variance.
Board members questioned drainage and whether downspouts and gutters would be included; a motion to approve was followed by a suggested amendment requiring downspouts. The board voted to approve the variance subject to that condition. The applicant was instructed to provide engineered plans to the building department for permitting.
The board recorded no public opposition in the meeting record; staff will document the condition in the permit file.
