Harenza cited higher site costs related to the lot’s soils — including extensive geo‑pier foundations and vapor‑mitigation work — and said the geo‑pier work alone had exceeded $1 million to date. He said the project would include market‑rate amenities and is being designed to match River Point District façade standards.
After the public presentation and questions, staff recommended and the committee approved a motion to meet in closed session to discuss the term sheet and memos from staff and the redevelopment authority. The committee moved into closed session by unanimous vote.
