The Planning and Zoning Commission on July 17 approved a special use permit for an indoor commercial amusement use at 1199 South Beltline Road (Suite 160) to allow Golf TRK, a membership-based indoor golf training and performance facility, to operate in an office/light-industrial building.
Matt Steer, staff presenter, described the proposal as a training-and-performance facility using advanced simulators and swing analysis with a layout that includes six to seven simulator bays, a short-game area, restrooms, a lounge and an office. The applicant's hours were described as 5 a.m. to midnight for private members and 8 a.m. to 5 p.m. by appointment for nonmembers. Steer said the parking analysis showed 370 required spaces and 371 provided, and staff received no written responses in favor or opposition.
The applicant told the commission the operation will use TrackMan simulator technology, operate primarily by membership with time-limited bay reservations, and include a PGA teaching professional as general manager in the proposed facility. The applicant described the bays as screens a short distance from the wall and said sound concerns are mitigated by the facility layout; he also said no bar or Topgolf-style large social bar is planned.
Commission discussion covered hours, expected peak times (early morning and evening), the teaching bay configuration, and noise mitigation. Commissioner Sue Blankenship asked about the presence of a bar; the applicant replied, "No," clarifying the concept is focused on training, not a large social venue. Commissioner Ed Marr moved approval; Vice Chair Blankenship seconded and the motion passed on a unanimous roll call.
Staff recommended approval with no outstanding conditions; the permit was approved with no added conditions. The applicant may proceed with tenant improvements and building-permit reviews required by development services.
