Council approves first reading to rezone Delaware Parkway parcels from I-1 to B-3

Crown Point City Council on Monday gave first-reading approval to an ordinance that would rezone two lots on Delaware Parkway from I-1 industrial to B-3 business.

Connor Rizzi, representing KB Solutions and RTS Development, told the council owners believe the current industrial zoning no longer reflects development in the corridor and that B-3 zoning would make the lots more marketable to retail, medical-office and restaurant users. “The owners of the 2 lots believe that the current zoning is not reflective, of the development that has taken place on 100 And Ninth,” Rizzi said.

Planning staff said the request is consistent with surrounding development and that the Plan Commission recommended the change 7–0. Councilmembers described the requested change as a better fit for the corridor than a metal-style industrial building and supported the first reading.

What happens next: the rezone will return for final reading and adoption at a later meeting; if approved, property owners would pursue site-plan review and permits before redevelopment.
