Planning Director Jesse Masters said Wednesday that staff is reviewing a large-scale development application for a 35,497-square-foot motel proposed at 2980 North College Avenue and that an administrative determination remains outstanding. The planning director told the applicant the project is scheduled for a July 23 resubmittal and an Aug. 11 Planning Commission hearing.
Why it matters: The review identified design and access items that staff said must be resolved before the project can move to final approval, including facade glazing on facades visible from the right of way and a door facing the right of way for a separate gym structure. Addressing those items or pursuing variances will shape whether the design meets urban corridor standards.
Planning staff said the motel’s “Jones Building” runs longer than the 40-foot limit in urban residential design standards and therefore “we do need some change in plane either vertically or horizontally.” Staff also identified glazing requirements on the north and south facades, saying that adding “windows or other glazing” would meet the standard or otherwise require a Planning Commission variance.
Staff asked the applicant for clarification about “possible valet parking,” noting that the valet plan is needed before TechPlat can forward the item to the Planning Commission. Planning Director Masters read the next steps aloud: the resubmittal deadline is July 23 and the Planning Commission date is Aug. 11.
Engineering staff requested an on-site bus shelter pad and clarified placement to avoid obstructing building entrances. Engineering described the shelter as “a concrete pad in the green space” to allow a future shelter and noted coordination will be needed with transit/transportation staff on exact siting.
Forestry staff said earlier comments were addressed and had no outstanding objections; the Fire Marshal’s Office likewise reported no comments. Solid Waste confirmed no issues with the plan advancing.
Applicant Jason Young was present and acknowledged staff comments. Staff did not record any motions or votes on the item; the project was not approved or tabled at the TechPlat meeting but was provided comments to address on resubmittal.
Next steps: The applicant was instructed to revise plans to show required glazing and a door on the gym building, provide the valet-parking information, coordinate the bus shelter pad location with engineering, and resubmit by July 23 for the Aug. 11 Planning Commission hearing.
