Planner Mary Sloan said the 2.98-acre, Agricultural 2–zoned parcel meets building and setback requirements, has a defensible-space permit with final approval (permit 25-111170, final on 05/21/2025) valid through 05/21/2028, and a septic system sized for four bedrooms allowing up to eight occupants. Staff recommended approval under the standard short-term rental conditions.
No public comments were received on the item and the applicant did not present opposition testimony. Board members approved the special-exception renewal on a unanimous roll call vote.
Ending: The applicant should coordinate with planning for permit issuance and next steps; staff will expect compliance with house rules and the defensible-space conditions already recorded.
