The Board of Aldermen on Aug. 4 approved second readings and final plats for two residential subdivisions: Tuscany (35 lots, fifth edition) and Meadowbrook Lakes East (44 lots, first plat).
Dylan (city staff) explained city staff recommended approval and confirmed the subdivisions must submit HOA documents for each phase. He said trail land (Track C) has been deeded to the city as part of an earlier preliminary-plat condition and that the city engineer will verify water pressure and fire-flow needs for new phases using the city’s water model.
Bill 2025-12 approved the 35-lot final plat of Tuscany subdivision fifth edition on 11.44 acres between South Peculiar Drive and Tuscany Parkway, applicant Tuscany Real Estate Development LLC. The record shows the motion for second reading by title only was moved, seconded and passed by voice/roll call.
Bill 2025-13 approved the 44-lot final plat of Meadowbrook Lakes East subdivision, 20.25 acres west of 250 South Main Street; the applicant is Frontier Developments LLC. Graham Gentry, a developer present at the meeting, told the board homes in Meadowbrook will start above $500,000 with minimum main-floor square footage around 2,400–2,500 sq. ft., and that the later phases will include larger lots and three classes of houses. Dylan said Meadowbrook’s amenity package will be “a little bit more robust” and listed clubhouse, pickleball courts and a pool among the planned amenities.
Aldermen asked whether new subdivisions would trigger infrastructure upgrades. Dylan and staff answered that the city’s engineer uses the water model to verify pressure and sanitary sewer capacity and that a recently passed resolution to improve the northern water system will assist the area. Board members also confirmed that earlier phases approved in 2004 remain subject to their original approvals and are not automatically changed by these plats.
Ending: Both final plats were approved on second reading; staff said HOA documents, engineering verifications and construction permits remain follow-up requirements before building permits are issued.
