Planning staff said the original Phase 1 plan was approved in April 2024 for five lots; the applicant had sought additional lots in Phase 2 and revised the plan, converting one larger lot into three lots of sizes more consistent with the surrounding development. "This is located in Ward 7. This plan, the original phase 1, was approved back in April 2024... they came back for phase 2 and they wanted to do, they wanted to do 6 lots, but then they came back with a revision that there was 1 bigger lot. They decided to break down into, 3 lots that were in similar size and scale, to all the rest of the phase," planning staff said.
Board members confirmed the lots are intended to be sold for single‑family residences under R‑2 standards. The planning department indicated no change to the board’s recommendation at that time; Director Jordan said the Planning Commission still recommended denial of item 10 (a related item referenced in the meeting). No final board vote on the rezoning was recorded in the agenda‑setting meeting.
Staff said the development proposal and any building will require standard permitting, and the board requested any necessary clarifications before a final hearing.
