Commission approves rezoning request for 9.2-acre Lambeth Road parcel (Case 2025-0033)

The Christian County Commission voted to approve a zoning change for Case 2025-0033, allowing a roughly 9.2-acre parcel at 2914 Lambeth Road to change from A-1 (agricultural) to AR (agricultural residence).

County planner or staff presenter Mister Scott described the property as largely existing single-family residential and farmland with an on-site house dating to the 1970s. He said the land use plan favors dispersed residential or agricultural uses and that no major utility, stormwater, sinkhole, or floodplain issues were identified. Scott told the commission the parcel has frontage on Lambeth Road and that any driveway work would be handled through the Building Special Road District.

Public comment included a call and follow-up email from Nathaniel Murphy, who lives nearby and expressed concern about loss of farmland and the potential for additional residential subdivision in the area. At its March 17 meeting, the Planning and Zoning Commission unanimously recommended approval after the applicant described possible renovation of the existing home and options to market or subdivide the acreage.

Presiding Commissioner Lynn Moore said the county should be mindful of losing farmland and of infrastructure impacts as growth continues. She proposed working with municipalities and the Planning & Zoning Commission on an infrastructure policy to address road capacity and safety concerns before the end of the year.

A motion to approve Case 2025-0033, carried by unanimous voice vote. No recorded objections were made during the vote.
