Commissioners approve three subdivision plats; Maplewood Estates granted variance

The Yellowstone County Board of Commissioners on July 22 approved three subdivision plats brought by the planning department: Maplewood Estates (a 78‑lot major subdivision), Bandley Subdivision (three lots, preliminary minor subdivision), and Peterson Road Estates (five lots, preliminary minor subdivision).

Planning staff said Maplewood Estates is generally south of O’Donnell Lane and east of South 72nd Street West, was historically farmed, and lies outside county zoning. The applicant requested a variance from the subdivision regulations requiring a future connection every 600 feet; planning staff and the planning board recommended granting that variance. Conditions of approval include maintenance of shared wells, installation and approval of a dry hydrant for the subdivision, piping a ditch to provide parkland access, DEQ approval, creation of an RSID if required, and a weed‑management plan.

Bandley Subdivision is a three‑lot minor preliminary plat on the north side of Highway 312 east of Sandhope Road. Staff removed an earlier incorrect condition that would have required a 30,000‑gallon tri‑hydrant (that requirement applies only to four or more lots). County staff recommended conditional approval with standard conditions including DEQ approval, an SIA and weed plan.

Peterson Road Estates is a five‑lot minor preliminary subdivision south of Peterson Road and west of Highway 87. As a five‑lot subdivision it requires a dry hydrant under subdivision regulations; staff added standard conditions such as DEQ and USPS approvals and a weed plan. Commissioners moved to approve the three plats and adopted the staff findings of fact as presented.
