The Brentwood Architectural Review Board approved plans Aug. 21 for a ranch house at 2908 Collier, with markups requiring additional trim on long siding elevations, a return of brick veneer at the front, consistent window trim and revised vent details. The board’s approval was recorded “as noted.”
JR Mayer of Prestige Custom Homes presented the plan, saying the lot is the middle of three and sits between a two‑story house and another ranch. ARB members raised concerns about large, uninterrupted expanses of horizontal siding on side elevations and the visual height of a deep one‑story mass; the board recommended design moves to break up those large planes.
Board members asked for a horizontal trim board to break the siding field and a two‑foot (approximate) return of the brick veneer at the front so the brick termination reads as a substantial base rather than a thin edge. Members also suggested making the decorative vent treatments consistent and ensuring window trim is clear in the permit drawings. The board discussed lowering the main gable slope on the side elevation to make the home read less tall from adjacent properties; a suggested starting point was a 6/12 pitch for the gable rather than the steeper slope shown.
“Anything we could do to drop that would actually be reducing the square footage of the vinyl siding visible from the side,” a board member observed during review; the applicant agreed to adjust the drawing set. Staff and board members noted the proposed peak-to-grade for the single-story house is about 23 feet, and that returning brick at the front and trimming windows would improve visual proportion.
The board moved to approve the submission with those markups; the roll call recorded Carl (Karl) and Matt Foreman as voting yes. Staff will incorporate the markups into a checklist for the permit review and verify the permit set matches the board’s comments before issuing any permits.
