The Brentwood Architectural Review Board approved an addition and rear covered patio at 9328 Sonora on Aug. 21 with markups asking the owner to improve how the new siding interfaces with existing painted brick and to return the brick at the front for a cleaner termination. The application received conditional approval as noted by the board.
Homeowner Julie Roberts and the project designer described a project that fills in an existing patio, adds a second‑story bedroom and bathroom over part of the footprint and replaces portions of vinyl siding with fiber‑cement (Hardie) siding. The board noted a narrow vertical sliver of siding between two brick faces would look awkward and recommended extending the brick return or adding a substantial trim band to create a proper transition.
Board members also asked for a trim band that could be 2x8 or 2x10 to give workers room to flash and seal the junction between brick and siding and recommended returning the brick up to a coherent eave line. The ARB requested that the applicant infill an existing triangular gable vent where the new work abuts existing construction and that venting and trim details be clearly called out on permit drawings. The homeowner confirmed the exterior will be painted white and that existing vinyl siding will be replaced with Hardie lap siding.
The board moved to approve the project “as noted” and asked staff to verify the permit set includes the required trim, brick-return details and vent infill. The roll-call vote recorded Carl Carlin and Matt Forman voting yes. The board emphasized that the revisions were design clarifications to produce a visually coherent elevation rather than changes to the project’s floor plan or use.
