During public comment at the Aug. 21 Architectural Review Board meeting, resident James Fiete urged city help preserving a longtime ranch home on Park Ridge as neighboring double lots were subdivided and redeveloped. He asked whether the city inspects a home and provides a list of required work before a sale.
City staff responded that subdivision of lots is permitted if both resulting lots meet minimum lot-size requirements under the city’s zoning ordinance and that the city cannot prohibit a legal subdivision. On inspections, the building official said the city performs an occupancy inspection under the International Property Maintenance Code to confirm life‑safety and maintenance items such as GFI outlets, smoke detectors and operable egress windows.
Staff offered to provide a staff contact — Jessica — so the homeowner could schedule an inspection and learn what items the city would expect addressed for occupancy. A city staff member also noted the inspection focuses on life-safety items rather than full home-condition reports and that a private home inspector might identify additional conditions for buyers.
James Fiete said he plans to request the city inspection before negotiating any sale so he and potential buyers know what, if any, items must be completed to obtain an occupancy permit.
