Upper Arlington Zoning Board Approves Addition That Extends Deeper Into Rear Yard

The Upper Arlington Board of Zoning and Planning approved a variance June 25 allowing a two-story rear addition at 1618 Grenoble Road to encroach 8 feet 6 inches into the 34 foot 6 inch rear yard setback and to increase maximum building coverage from 29% to 29.2%.

The change will create a 14-by-10-foot addition with a first-floor expanded kitchen and a master bedroom above, built to match the house’s siding and height. Justin, planning staff, told the board the addition will use an existing rear wall and that the site is largely screened by mature landscaping and fencing.

The staff report noted a 1993 rear-setback variance that allowed a smaller encroachment; the current construction extends “beyond what the board previously granted,” Justin said, and staff could not locate full historic permit records explaining why the earlier encroachment occurred. Applicant Bradley Troyer was sworn and declined to add details beyond the staff report.

Board members moved and voted to approve the application with findings listed in the staff report. Chair Tolliver called for the ayes and said the motion carried; staff will follow up with the applicant on next steps.

The approval covers the dimensional variance and the slight rise in building coverage; any required building permits and inspections remain subject to subsequent review.
