The Morton County Commission approved two short-form subdivisions June 24: the Hartman Subdivision near Hebron and the Sweet Briar Third Subdivision near the I-94/County Road 83 interchange south of Sweet Briar School.
Why it matters: Both actions permit one or more residential parcels to be created from larger tracts and include zoning map amendments from agricultural to residential; both were recommended for approval by the Planning and Zoning Commission and staff said required dedications for right-of-way and utility easements were included.
Planning Director Natalie Pierce described the Hartman Subdivision as a split to create a 1.86-acre residential parcel and said utility extensions (water and power) and the dedicated right-of-way and utility easements conform to Article 7 of the Morton County Land Use Code and the county’s 2045 comprehensive plan. For the Sweet Briar Third Subdivision staff said the consolidated parcel is about 11.45 acres with most of the property in the 100-year special flood-hazard area; staff noted there is a location on the lot that appears to be out of the hazard area and that the Planning and Zoning Commission recommended approval.
The commission approved motions to accept the final plats and to amend zoning from agricultural to residential for each subdivision. Both motions passed with aye votes.
Next steps: Plat documents and zoning map amendments will be recorded and applicants may pursue building permits consistent with zoning, floodplain, and utility-connection requirements.
