The Planning and Zoning Commission approved a replat to divide two existing lots into three on land inside Freeport’s extraterritorial jurisdiction near County Road 459 C and County Road 459 D.
The action was introduced by the chair, who described the property as a “plat of part of a 0.095‑acre tract” within a larger tract in the A.E. Hunter subdivision and located inside the ETJ of Freeport. City staff recommended approval of the replat, noting the application would convert the existing parcels into three lots.
Commission discussion was brief. Commissioner Bakken said he reviewed aerial imagery and “it’s a lot clearer to me that here’s the property line,” and a separate commissioner noted uncertainty about whether existing buildings were inside the setbacks but said that uncertainty did not prevent approval. A motion to approve was made and seconded and the commission recorded affirmative votes; the commission chair then instructed parties to sign the Mylar (the final record plat).
The record presented the legal description as part of a 0.708‑acre parcel and referred to deed file 2017‑004774 in Brazoria County records. The approval applies to the replat described at the hearing and does not record additional conditions in the meeting transcript.
The approval is a local land‑use ministerial action; the commission closed the hearing and moved to the next agenda item following the vote.
