The Paradise Town Advisory Board on June 24 approved waivers of development standards that will allow property owners represented by a trust to add an attached garage and other additions that encroach into the 10-foot side setback at a single-family residence on Calle Elvis.
The item sought reductions to interior side setbacks for additions to an existing house. Presenter Larry Sanchez described plans to align the new work with the existing home and to comply with building-safety and fire-rating requirements. “We're encroaching about 3 to 4 into the 10 foot setback,” Sanchez said when explaining the proposed dimensions. He added that revised plans would provide a 7-foot setback on one side and 6 feet 7 inches on the other, rather than the full 10 feet required.
Board members reviewed site plans, neighborhood context and existing nonconforming conditions. Staff had initially recommended denial on the basis of setbacks and massing; board members instead voted to approve the waiver with the revised measurements offered by the applicant and subject to conditions recorded in the motion. The motion passed without recorded opposition.
Board members noted the homeowner had submitted neighbor support letters and that building permits were already under review with the county; the board’s action is a recommendation to forward the matter to the county planning body for final decision on July 15.
