The Sunrise Manor Town Advisory Board approved a use permit allowing vehicle maintenance and repair within an existing warehouse complex north of Cecil Avenue.
Applicant Jorge Ortega told the board he sought permission to operate a mechanic shop in an already industrial-zoned area and that most customers “just need their vehicles to get maintenance, and then they pick them up at the end of the day, which is like at 05:30PM.” Ortega said he understood airport-area overlay (APZ) limitations regarding congregation of people.
Why it matters: Vehicle repair is a regulated use inside airport overlay zones; the board approved the permit following staff’s recommendation, enabling the business to proceed through the county’s permitting process.
Board action: A board member moved to “follow staff recommendation for approval.” The motion carried on a voice vote with no public opposition recorded.
The approved use permit applies to a portion of 2.28 acres in an IP/IL industrial zone within the Airport APZ and AE-80 overlays. Ortega and staff will continue working through permitting and any APZ-related conditions before the business can begin full operations.
