An application to subdivide 42 Lingard Street into two separate lots was presented July 3. The owner (listed as Josue Aviles in the hearing) and representative Joe Wickert said the existing two-family dwelling will remain on the existing lot and the newly created lot will be developed as described in accompanying plans. The new lot would have municipal water and sewer service.
The applicant told the board that some existing site elements — a retaining wall, concrete pads and a section of stockade fencing — will be removed to accommodate the lot configuration and driveway locations. The applicant said he would explore whether two decorative concrete posts at the property entrance can be preserved, but noted the planned driveway locations may require removal.
Staff reported no written public comments and advised a number of standard plan and certification items remain to be finalized. The public hearing was closed.
