HDC holds 228 Pine Street for revisions; commissioners ask for bay/roof changes

The Historic District Commission voted to hold an application for exterior revisions at 228 Pine Street and asked the applicant to explore alternatives to the submitted front bump‑out and a large rear dormer.

Architect Matt described a set of reductions made since the previous submission, including smaller dormer dimensions and a reduced front bump‑out. Commissioners praised the inclusion of the existing condition in the submission for comparison and requested additional changes: several members recommended replacing the proposed gable or flat‑faced bump‑out with a more traditional hip‑roof bay or a more clearly articulated bay window; others urged that the rear dormer be converted to a shed dormer to reduce plate height and visual prominence.
