Project manager Amir presented the Eden Crest Phase 2 subdivision plat to the Development Review Committee on Sept. 17, describing the phase as a 115‑lot addition to the previously approved Phase 1. Staff said the plat is for recordation of lots and that infrastructure is already in place.
Committee members and city staff noted two substantive outstanding items. Staff advised that the labeling on the face of the plat must be updated to reflect a change under Florida law so the document indicates administrative approval — for example, city administrator approval pursuant to Florida statute and the city resolution under which the city is operating. A committee member also said a wall easement shown in other materials could not be found on the plat and asked that easement locations be clarified.
Amir said staff and the applicant were available to address questions and that the infrastructure for the subdivision is already installed and the plat is intended to record the lots. Community development staff indicated the applicant could resolve the easement detail offline and that no further comments were necessary at the DRC meeting.
Police, public works, fire and building officials present had no additional comments on the Eden Crest Phase 2 plat during the DRC review.
No formal motion or vote was taken at the meeting. Staff and the applicant were directed to correct the plat language to reflect administrative approval per the cited statute/resolution and to resolve easement labeling before final recordation.
