The Arapahoe County Board of Commissioners on June 24 approved a subdivision exemption for the Larita Subdivision (case PX24‑001), allowing a 3.41‑acre lot at 3360 South County Road 149 to be recorded if the applicants meet two conditions set by staff.
County planning staff recommended approval at the public hearing. Molly Orkel Larson, principal planner for Arapahoe County Public Works and Development, told commissioners the parcel is zoned A‑1, contains an existing residence built in 1924, and is served by a permitted on‑site wastewater system and a water well. Orkel Larson said the parcel was created from a parent 320‑acre parcel in May 1981 and therefore meets the county’s subdivision‑exemption criteria.
The county’s senior assistant county attorney, Matt Hader, said the record provided the board jurisdiction to proceed under the Arapahoe County Land Development Code, Chapter 5, Section 2.
Staff recommended two conditions of approval: that the applicant resolve any outstanding staff comments prior to the signature of the final plat, and that the existing water well be re‑permitted with the Colorado Division of Water Resources within three months of board approval, with a copy of the approved permit submitted to the county before recording the plat. Orkel Larson said the state water engineer requires the re‑permit and that the county health department has already issued a use permit for the existing onsite wastewater system.
No members of the public offered comment during the public‑hearing portion for this item. Commissioner Baker moved to approve the subdivision exemption based on staff findings and the two conditions; Commissioner Campbell seconded. The motion passed by voice vote; the board recorded no opposing votes during the roll call exchange and commissioners present voted in favor (4‑0; Commissioner Fields was en route and not recorded as present for the motion).
The approval authorizes the applicants — identified in the staff report as the firm Speer, Woodward, Corbalis & Goldberg, P.C., acting for property owners Kristin Seiben Morgan and Shannon Pedersen — to complete the administrative steps necessary to record the lot once the two conditions are satisfied.
