Sierra Vista city council authorized the city attorney to initiate foreclosure actions to recover unpaid abatement liens on two properties after staff outlined unpaid balances and the foreclosure timeline.
City Attorney Williams explained the liens stem from abatement activities the city performed to remove weeds, trash, litter and debris and to secure properties. Regarding the property at 903 Canterbury Drive, he said the city undertook abatement work in December 2020 and May 2023 and the combined city costs of $9,664.73 had grown to an outstanding balance of $12,531.81 as of Oct. 1, 2025. For the property at 3011 Sierra Bermeja, Williams said abatement costs from 2019 through 2025 resulted in an outstanding balance of $5,714.25 as of Oct. 1, 2025.
Williams described the city's process: the city will send a final demand and give the owner 30 days to repay; if not paid, the city will file a foreclosure action, serve the owner, await response or seek a default judgment, and then the sheriff schedules a sale. Williams said timelines from demand to sheriff sale can range from approximately three to six months but may be delayed by county processes.
Councilmembers framed the action as a rarely used but necessary enforcement tool to clean up neighborhoods and protect neighboring property values. Council approved both resolutions authorizing the city attorney to proceed by voice votes.
