A significant development proposal took center stage at the recent San Francisco City Council meeting, as officials discussed plans to demolish an unfinished single-family dwelling at 35 Belgrave Avenue. The project aims to replace the existing structure with a new three-story home that will include an accessory dwelling unit, effectively increasing the total number of dwelling units on the site to two.
Located in an R H 1 D zoning district between Schrader Street and Twin Peaks Boulevard, the current building is a two-story structure over a basement. The proposed new construction will span approximately 6,500 square feet, with one unit occupying the entire basement and upper floors, while the accessory dwelling unit will be situated on part of the first story.
In addition to the residential units, the project plans to feature a three-car garage and a spacious 490-square-foot roof deck, enhancing the living space and outdoor amenities for future residents. This proposal reflects ongoing efforts to address housing needs in the city while maximizing the use of available land.
As discussions continue, the council will weigh the implications of this project on the community and its alignment with San Francisco's housing goals.
