Commission approves $134M Block 9A affordable housing project in Mission Bay South

The San Francisco Commission has taken a significant step forward in addressing the city's affordable housing crisis by approving the Block 9A project in Mission Bay South. This ambitious development will feature 148 affordable housing units, including a mix of one, two, and three-bedroom apartments, designed to cater to families and individuals with varying income levels.

The project, which has garnered consistent support from the Community Advisory Committee (CAC) since its inception in 2019, is set to provide homes for residents earning between 80% and 110% of the area median income (AMI). For a four-person household, this translates to incomes ranging from $106,000 to $146,000. The development will also include community amenities such as a courtyard, business center, and ample parking for both cars and bicycles.

In a notable decision, the Commission approved an amended loan agreement that will allocate $75 million towards the project, covering over half of the total development costs of approximately $134 million. The funding will also include sales proceeds and a state grant, ensuring the project's financial viability.

A key aspect of the project is its commitment to equitable access. The first preference for the units will be given to Certificate of Preference holders, followed by displaced tenants and local residents. This prioritization aims to support those most affected by the city's housing challenges.

The development team has also pledged to engage in extensive outreach efforts to ensure that potential buyers, particularly those from marginalized communities, are informed about the homeownership opportunities available. This includes a marketing plan that emphasizes diverse outreach methods and community engagement.

Construction is anticipated to begin in June 2025, with completion expected by spring 2024. The Block 9A project represents a crucial move towards increasing affordable housing options in San Francisco, addressing the pressing need for accessible homes in a city grappling with a housing shortage.
