Zoning Board to Consider Marina's FEMA Variance Request at April Meeting

The Town of Stratford Zoning Commission meeting on March 27, 2024, focused on a significant variance request related to a marine service facility. The applicant explained the need for a variance from FEMA elevation requirements due to the challenges of accessing the facility at the mandated elevation of 14 feet. Currently, the property sits at elevations of 11 and 12 feet, which complicates boat access.

The applicant has submitted a request for a variance to lower the required elevation to 12 feet, which is scheduled to be reviewed by the Board of Zoning Appeals. The Zoning Commission was asked to continue the public hearing until their April meeting, allowing time for the Board's decision on the variance.

Additionally, the applicant addressed previous violations linked to the property, which had been part of a larger parcel that included a restaurant. The violations were tied to the former ownership and have since been resolved by dividing the property into two separate parcels. The applicant confirmed that they have been working with the Department of Energy and Environmental Protection (DEEP) to rectify these issues. DEEP has indicated that the removal of two pilings located seaward of the property line would resolve the outstanding violations.

The Zoning Commission will reconvene in April to further discuss the application, pending the Board of Zoning Appeals' decision on the variance request. This meeting will be crucial for the applicant to move forward with their plans for the marina facility.
