Stratford Council approves 40-unit affordable housing project with new zoning district

The Stratford Zoning Commission convened on March 27, 2024, to discuss a significant proposal for a new residential development that aims to enhance the town's affordable housing stock. The plan includes 40 residential units, with 32 located in Stratford and 8 in Bridgeport. Notably, 10 of the Stratford units will be designated as affordable housing, catering to residents earning 60% to 80% of the median income.

The developer emphasized that the affordable units will be indistinguishable from market-rate apartments, promoting inclusivity and quality across all units. This approach aligns with the state’s 8-30g affordable housing regulations, which require a commitment to maintain affordability for 40 years.

The project, referred to as the Majestic Place District, will feature a mix of studio, one-bedroom, and two-bedroom apartments. The developer also mentioned plans for the first floor to potentially house transitional housing programs, aimed at assisting individuals recovering from substance abuse, thereby addressing broader community needs.

In terms of infrastructure, the Water Pollution Control Authority from Bridgeport has agreed to manage the sanitary sewer waste from the property, ensuring that necessary utilities are in place. The development will also include 56 parking spaces, accommodating both residents and visitors, which is a crucial aspect of the project given the residential nature of the building.

The meeting highlighted the importance of this development in addressing housing shortages and providing affordable options for residents in Stratford.
