Fox Lane Homes presents Stone Farm development plan with open space and amenities

In the heart of Middletown Township, a significant discussion unfolded during the Board of Supervisors meeting on December 12, 2022, as plans for the Stone Farm age-qualified community took center stage. Rob Gunlock, speaking on behalf of the applicant, outlined the project’s key features, which include 59 single-family homes designed for older adults, a clubhouse, and an impressive 35.5 acres of open space. A conservation easement has already been established, preserving approximately 67 acres of land, which will allow for two homes while ensuring the majority remains untouched.

Gunlock highlighted the careful consideration given to traffic flow, with proposed road improvements including a write-in, write-out access point on Route 413 and a pedestrian crossing to connect residents to nearby Tollgate Road. Joe Morrissey, another key figure from Fox Lane Homes, elaborated on the open space design, which features a network of trails, birdhouses, and park benches, all intended to foster a sense of community and connection with nature. A notable aspect of the discussion was the proposed landscaping buffer between the new homes and existing residences on Summit Trace. This buffer, which includes a four-foot high berm, aims to provide privacy and reduce visual impact, addressing concerns raised by nearby homeowners.
