County engineer flags driveway code violations in Brown's Canyon site plan review

During the recent meeting of the Eastern Summit County Planning Commission, significant discussions centered around a proposed site plan that raised several engineering concerns. The plan outlines operational hours from 7 AM to 6 PM, Monday through Saturday, with an estimated workforce of 10 to 15 employees. Employees are expected to arrive in the morning, drop off personal vehicles, and utilize company vehicles for work, meaning they will not occupy the site for the entire duration of operational hours.

A key focus of the meeting was the site's driveway, which is currently deemed too steep, measuring approximately 12%. This steepness raises concerns about safety and compliance with local codes. The county engineer highlighted that the driveway's design could hinder visibility for vehicles exiting the site, particularly due to a bend in the road that obstructs sightlines.

To address these issues, the engineer recommended increasing the height of retaining walls and flattening the driveway to meet safety standards. Additionally, there was confusion regarding the site plan, as a section of the driveway was referenced both as a driveway and a parking area, leading to potential misinterpretations of its compliance with engineering requirements.

The commission plans to revisit these engineering concerns in future discussions, emphasizing the need for a clear and accurate site plan that adheres to local codes.
