Developers propose luxury residential project near Loop 304 with significant tax benefits

Crockett City Council has approved a significant new residential development project that promises to enhance the local housing market and boost tax revenues for the city, county, and school district. The project, located on the northern part of Loop 304, will feature a mix of classic country lots and estate lots, totaling approximately 20 to 50 residential lots.

The classic country lots will range from a third to half an acre, while the estate lots will be between half to one acre. The anticipated selling prices for homes in this development are projected to be between $400,000 and $500,000, with minimum house sizes of 1,800 square feet for classic country lots and 2,500 square feet for estate lots. Once fully developed, the project is expected to yield a property value between $55 million and $70 million, significantly contributing to local tax revenues.

To support the new homes, the development will include city water and sanitary sewer services, with plans for underground electrical service. The entrance will feature a gated access point with landscaped lanes, enhancing the aesthetic appeal of the community. Additionally, the project will incorporate green spaces, including a catch-and-release lake and a children's park, promoting outdoor activities for residents.

The council's approval marks a pivotal step in addressing housing needs in Crockett, with the project expected to attract new residents and stimulate economic growth in the area. As the development progresses, city officials will continue to monitor utility extensions and infrastructure improvements necessary to support this ambitious initiative.
