Controversial property expansion sparks community debate

During a recent government meeting, GAF Engineering presented updates on a project that has already received preliminary approvals, including waivers and a use variance. Brian Grady, representing GAF, outlined the remaining steps needed for the site plan approval, which included addressing comments from town engineer Phil Cordero.

Key points discussed included the need for additional documentation from a landscape architect and a registered land surveyor, which GAF committed to providing. Grady also addressed concerns regarding traffic flow, particularly the potential for cross traffic between the gas station and the adjacent WaterWiz property. To mitigate this, GAF plans to install \"do not enter\" signs and appropriate striping on the ground.

The project is located in a FEMA-designated flood zone, and GAF intends to apply for a letter of map revision to raise the building slab above flood levels after construction. The conservation commission has already approved the project, and GAF is awaiting feedback from the fire department regarding access for emergency vehicles.

Cordero emphasized the importance of conducting additional soil testing beneath the proposed stormwater systems to ensure compliance with management standards. He also noted that while many technical issues have been addressed, a few outstanding matters remain, including the need for stamped plans and a swept path analysis for fuel delivery trucks.

The board decided to continue the discussion in two weeks, allowing GAF time to address the remaining concerns and finalize their plans. The next meeting is scheduled for September 11, 2024, where further deliberations will take place.
