During a recent government meeting, the Development Review Board (DRB) discussed a new construction proposal for a two-story home located at 6353 Southwest 64th Avenue, submitted by architect David Troutman on behalf of property owner William Miley. This project marks the first review of the proposed residence, which is situated on a narrow interior lot within the RS 4 single-family zoning district.
The lot in question, measuring 25 feet in frontage and 2,400 square feet in area, does not meet the minimum requirements set forth by the zoning district. However, it is classified as a nonconforming lot of record, allowing for new construction under specific conditions. The land development codes permit such projects as long as the dimensional requirements for yard dimensions are satisfied.
The proposed building coverage for the new home is 915 square feet, which is 38% of the lot area, falling within the allowable limit of 40%. The floor area ratio (FAR) is also compliant, with a proposed total of 1,485 square feet against a maximum allowance of 1,560 square feet. Additionally, the impervious surface area is proposed at 1,189 square feet, which is below the maximum allowable of 1,200 square feet.
The board noted that the driveway design adheres to the required five-foot minimum setback. The project has been previously reviewed by the Development Review Committee on May 21st, and the architect is expected to present further details regarding the materials and finishes for the home’s facade in upcoming discussions. The proposal is adjacent to another construction project approved by a different architect, highlighting ongoing development in the area.
