Buda moves forward with ambitious 775 acre development plan

In a recent government meeting, the Buda City Council discussed the proposed Persimmon Development Agreement, which encompasses approximately 775 acres of land located in the former extraterritorial jurisdiction (ETJ) of Buda and Austin, as well as parts of Travis and Hays Counties. The development, spearheaded by Milestone Community Builders, aims to create a primarily residential area complemented by commercial, civic, and extensive parkland features.

Sonya Armbruster, representing Milestone, presented an overview of the project, highlighting key commitments made by the developer, including significant regional transportation improvements such as a new roundabout at RM 967 and a connection to 1626. The development is projected to include 325 homes, with parkland commitments that exceed city requirements, promising high-quality amenities for future residents.

Armbruster also provided financial forecasts indicating substantial revenue generation for the city, even after accounting for tax offsets related to public improvement districts. Notably, the project will exclude multifamily housing and has reduced its residential cap to 2,310 units. The developer has committed to a variety of lot sizes and has withdrawn a request for eminent domain, emphasizing a collaborative approach with the city.

Additionally, the developer has submitted an ETJ withdrawal request to the City of Austin, which has been granted, further streamlining the annexation process into Buda. The council plans to deliberate on the ordinance for adoption in upcoming sessions, with a focus on ensuring the project aligns with community interests and development standards.
