City of Terrell plans massive 499 acre development project

In a recent government meeting, officials discussed a proposed development plan for a 499-acre property located on the west side of State Highway 34, partially within the city limits of Terrell, Texas. The development, spearheaded by Centimeters Realty LLC, aims to transform the area into a mixed-use community featuring approximately 999 single-family residences, 790 multifamily units, and 194,000 square feet of neighborhood services. Additionally, the plan includes 29.7 acres of commercial retail space, an 11.3-acre community center, a 15.1-acre regional park, and a designated 16-acre area for a future school.

The property, currently zoned for agriculture, is set to undergo a voluntary annexation into the city of Terrell, contingent upon the execution of a development agreement. The city council had previously approved a resolution granting the city manager the authority to negotiate this agreement, which will ultimately be signed by the mayor.

During the meeting, it was noted that 21 letters were sent to adjacent property owners within a 200-foot buffer zone, with six responses received thus far. The planning commission has decided to postpone further discussion on the development until a special meeting scheduled for September 11, allowing for additional public input and review of the proposal.

The proposed zoning changes are designed to align with the city of Terrell's comprehensive plan and zoning ordinances, ensuring that the development meets all necessary codes and regulations. The meeting highlighted the community's interest in the project, as well as the importance of thorough public engagement in the planning process.
