Residents rally against controversial zoning change proposal

In a recent government meeting, a public hearing was held regarding a proposed zoning change for a property located at 1701 East O'Cain Street. The proposal seeks to rezone the area from a single-family residential (R1) designation to a multifamily residential (R2) designation. However, the motion to discuss this item was postponed, and no immediate action was taken.

During the hearing, attorney Keith Franklin represented two local residents, Louie Lavo and Dr. Michael Gallo, who voiced their opposition to the zoning change. Franklin emphasized that both clients have lived in the Heights neighborhood for many years and highlighted the character of the surrounding area, which consists entirely of single-family homes. He argued that the proposed R2 designation would create an \"island\" of multifamily housing amidst a predominantly R1 neighborhood, potentially disrupting the community's character.

Franklin pointed out that the nearest R2 zoning is significantly distant from the subject lot, raising concerns about increased traffic and parking issues in a neighborhood not designed for such changes. He also noted that the current owner of the property, Juan Cruz, could still develop a single-family home under the existing R1 zoning, allowing for rental opportunities without negatively impacting the surrounding homeowners.

The meeting concluded with Franklin urging the commission to deny the requested zoning change, framing it as a decision that would benefit only one landowner at the expense of the community. The commission will consider the public comments and the staff's recommendation to deny the proposal in future discussions.
