In a recent government meeting, the board reviewed a request from Bennett Engineering on behalf of property owners Karen and Daryl Taber and Michael Callahan to replat Lot 1 of the Perkins Subdivision into two new lots, measuring approximately 1.84 acres and 12.78 acres. This proposal, located in the northeast quarter of Section 32, Township 1 South, Range 2 West, along Rosie Creek Road, includes a request for five variances essential for the subdivision's approval.
The planning department presented a detailed staff report, highlighting that the replatting aims to address historical issues with the existing tax lots, which were not created through proper legal channels. The proposed subdivision will be named Rosie Ridge, with Lot 1 retaining its designation as Lot 1A from the previous plat.
A significant aspect of the proposal is the establishment of legal access to Rosie Creek Road for the newly created Lot 1, which previously lacked direct frontage. The existing driveway, which has been in place for over 15 years, will serve as the access point. The board noted that there were no objections from the local fire department or other relevant staff regarding the proposal.
The meeting underscored the importance of adhering to updated ordinances governing unauthorized subdivisions, allowing the property owners to move forward with their plans, contingent upon the approval of all requested variances. The board's decision will be pivotal in determining the future development of the area and ensuring compliance with local regulations.
