Property rezoning sparks industrial development debate

In a recent government meeting, officials discussed a significant rezoning request involving a 4.125-acre parcel of land owned by BHL Group LLC. The property, currently zoned as A-1 Agricultural, is located just west of Zion Crossroads and is landlocked, lacking direct road access. The owner is seeking to rezone the parcel to I-1 Industrial to facilitate a boundary line adjustment that would provide the necessary road access.

The rezoning request was prompted by the surrounding properties, which are already zoned I-1 Industrial. The owner, represented by JT Jacobowski, emphasized the need for this change to enable future industrial use and to resolve issues related to maintaining a buffer zone due to its current agricultural designation.

As part of the rezoning process, the property owner has agreed to proffer out several uses, including outdoor shooting ranges, permanent sawmills, and major utilities, ensuring these activities will not be permitted on the site. The Planning Commission reviewed the request on June 11 and unanimously recommended approval, noting that the proposal aligns with the county's comprehensive plan.

No concerns were raised during the technical review, and county officials indicated that necessary permits and utility coordination would be addressed during the development phase. The board is expected to approve an ordinance formalizing the rezoning in the coming sessions.
