City plans seven new homes to revitalize East Village

In a recent city planning commission meeting, officials discussed a resolution to authorize a Neighborhood Enterprise Zone (NEZ) certificate application for the construction of seven new single-family homes on Fisher Street in the East Village area of Southeast Detroit. The proposal, submitted by 8 Crane LLC, also known as Great Water Homes, aims to revitalize a section of the neighborhood characterized by significant vacant land.

Chris Gulak from the city planning commission presented the details, highlighting that the NEZ certificate would provide property tax relief to new homeowners for a period of 15 years. The homes will offer buyers a choice of four different models, with construction costs ranging from $200,000 to $350,000 and estimated sale prices between $285,000 and $485,000.

The development plans include garages for homes on the west side of Fisher Street, while those on the east side will lack garages due to an inoperable alley, necessitating street parking for residents. The developer has also committed to accommodating buyers who require ADA accessibility modifications.

The commission noted that this initiative aligns with previous efforts to enhance the East Village, an area that has seen limited development since the establishment of the NEZ in January 2005. The proposal is now set for further discussion and potential approval in upcoming sessions.
