In a recent government meeting, officials discussed a significant rezoning proposal for the Research Park West area, located in District 5. The proposal aims to amend zoning classifications for 28 lots, currently designated as PD (Planned Development) and M4 (Intensive Industrial), to M2 (Light Industrial) and SD2 (Special Development District). This change is intended to streamline property use and align with the city's master plan for the area.
Dr. Bulger presented the proposal, highlighting that the current PD zoning is problematic due to non-contiguous parcels, complicating property ownership and development. The original development plans for these parcels were repealed during the city's bankruptcy, leading to a lack of clear guidelines for property use. The law department has advised that properties without underlying development plans should be rezoned.
The proposed changes would downzone the eight M4 lots, which do not reflect the light industrial vision outlined in the master plan. The M2 and SD2 classifications are seen as more appropriate, allowing for a mix of light industrial uses while preventing high-impact industrial activities that could disrupt the surrounding residential areas.
The meeting noted that there has been no public opposition to the rezoning, and the city planning commission has already held a statutory public hearing on the matter. Following today's discussions, the proposal will be referred to the committee for further consideration, pending any additional testimony from the public. This rezoning initiative is viewed as a crucial step toward revitalizing the Research Park West area and enhancing its compatibility with nearby residential developments.
