In a recent government meeting, officials discussed Ordinance O. 2424, which proposes to amend the zoning map for a 2.2-acre area located at 934 and 936 Golf Links Road and 138 Fontana Road. The proposed change would rezone the land from suburban residential and office neighborhood commercial to light manufacturing (M-1).
Planning and Development Director Kathy Selman presented the request, which comes from local business owners Miss Bright and Mr. Siski. The land currently serves as the site for Gregg's Hay and Straw, which has operated under various names over the years. Mr. Siski's acquisition of adjacent land aims to expand this business, which has been affected by the construction of an Amazon distribution center nearby.
The planning commission reviewed the request and found that the current zoning status renders the business non-conforming, preventing expansion. The proposed M-1 zoning would allow both businesses to operate within the legal framework and meet the demonstrated public need for land designated for such use. The commission unanimously recommended approval of the ordinance, citing the lack of alternative locations for Mr. Siski's business to serve its primary customer, Oak Lawn.
During the meeting, concerns were raised regarding potential pest issues related to new construction for hay storage. Mr. Siski assured that any new structures would be designed with pest control in mind. Additionally, a council member expressed worries about stormwater runoff impacts on nearby residents, referencing complaints received during rain events. While stormwater management is not a criterion for zoning changes, it will be assessed during the building permit process.
The council is expected to deliberate further on the ordinance, weighing the benefits of the zoning change against community concerns.
