In a recent government meeting, officials discussed two proposed development options for a site currently housing 130,000 square feet of retail space. Both plans aim to expand the area to approximately 280,000 square feet, with a focus on enhancing pedestrian connectivity and creating vibrant public spaces.
The first option emphasizes a central street designed to be pedestrian-friendly, featuring a central open space that could serve as a gathering area for community events. This design includes a narrow street for two-way traffic, parallel parking, and generous sidewalks, promoting accessibility to shops and restaurants. A residential component is also proposed, strategically connected to a smaller parking garage.
The second option retains many characteristics of the first but introduces a central parking garage at the back of the property, screened by commercial uses. This layout aims to improve visibility and accessibility from the corner of the site, enhancing the overall aesthetic and functionality.
Both options propose a maximum building height of 35 feet, aligning with city regulations, and include considerations for on-street parking along 23100 East and Fort Union. The designs also incorporate green spaces, with discussions around utilizing rooftops for gardens or additional parking.
The proposed public space in the center of the development is estimated to be between 1.5 to 2 acres, providing ample room for community activities such as farmers' markets and concerts. The plans also consider the site's topography, with terracing to manage the grade change and maintain accessibility.
Officials expressed appreciation for the work done by the Envisioning Committee, highlighting the importance of revitalizing the area, especially in light of recent retail closures, including the impending shutdown of Walgreens stores. The meeting concluded with a commitment to further explore these development options and their potential benefits for the community.
