Major architectural revisions spark debate over traffic impact

In a recent government meeting, significant revisions to architectural plans for a new animal daycare facility were discussed, addressing previous feedback from local officials. The updated plans now include detailed elevations of the building from all four sides, as well as a view from Daniel Webster Highway that showcases roof equipment and soundproofing measures.

The facility, which is transitioning from overnight boarding to a strictly daytime daycare service, is projected to generate lower traffic volumes than before. This assertion was supported by traffic counts conducted at the existing Merrimack Veterinary Hospital, which indicated that the new operation would not increase traffic flow, despite concerns raised about the proximity to exit 11 on the highway.

Additional revisions included the incorporation of snow storage areas, potential electric vehicle charging stations, and compliance with local drainage and grading requirements. The developers assured that stormwater runoff would not adversely affect neighboring properties, addressing concerns from the Department of Public Works regarding existing culvert conditions.

Utility updates were also highlighted, with the sewer main extended to the property’s edge and additional infrastructure planned to accommodate future needs. The lighting plan was revised to include building lighting, and a fire truck maneuvering plan was developed to ensure emergency access.

Lastly, the developers requested two waivers related to architectural design, citing the transitional district regulations that only permit flat roofs for buildings of two or more stories. The meeting concluded with a commitment to adhere to all necessary conditions set forth by local authorities as the project progresses.
