Zoning change sparks debate over residential development plans

In a recent city council meeting, officials discussed a zoning change request for a property located on the south side of West Holiday (State Highway 66) in Fate. The application, identified as Case ZR 240-06, seeks to rezone two agricultural lots totaling six acres to residential estate status to facilitate the construction of a new single-family home.

Ryan Wells, the director of planning and development services, presented the case, explaining that the property has historically been designated as agricultural due to a lack of proper zoning. The original six-acre lot was divided without a formal plat, leading to its current status where it is owned by two separate parties. To allow for the development of a new home, the property must first be rezoned to meet the minimum lot size requirements of one acre, followed by a necessary platting process.

Wells outlined the criteria for zoning approval, noting that the request aligns with the city’s comprehensive plan, which designates the area as a rural reserve. He emphasized that the proposed residential estate zoning is consistent with the character of the surrounding neighborhood, which features predominantly six-acre lots and ongoing residential developments.

The council is expected to deliberate on the ordinance number 0202-4029, which will determine the future of the zoning request and the potential for new residential development in the area.
