The proposed Sterling Heights project will encompass 14.78 acres and is designed to provide 127 single-family residential units, featuring smaller lot standards and a variety of recreational amenities.

Key highlights of the project include a strong emphasis on incorporating native plants to enhance biodiversity and align with the surrounding environment. The development will replace traditional rear yard walls with landscaped perimeter edges, promoting a more aesthetically pleasing community atmosphere. The project will also adhere to tailored standards, including a reduced building height limit from 35 feet to 30 feet, with the tallest proposed structure reaching 28 feet.

The project is structured to be phased over 15 stages, with approximately eight units constructed per phase. It will include essential infrastructure improvements, such as the undergrounding of utility poles and the creation of drainage basins to manage water flow effectively. Notably, the project benefits from recent infrastructure enhancements that have removed previous flood zone designations, making the land viable for development.

Amenities planned for the community are extensive, featuring open lawns, play areas, a dog park, picnic areas, and various sports courts, all designed to foster a vibrant community lifestyle. The internal layout will include pedestrian pathways connecting residents to these amenities and existing trails along Wilson Creek.

Architecturally, the homes will reflect a farmhouse style, with diverse roof designs and earth-toned materials to create visual interest and harmony with the landscape. The project aims to provide a welcoming environment with landscaped buffers along its edges to ensure privacy and enhance the overall aesthetic.
