Evergreen plans transformative downtown rezoning for revitalization

In a recent government meeting, officials discussed a significant rezoning proposal for the downtown Evergreen North area, aiming to transition from a commercial 1 (C-1) designation to a new mixed-use neighborhood commercial plan development. The proposal, which has been in development for nearly a year, seeks to revitalize a 1.2-acre site located just east of the intersection of Highway 74 and County Highway 73.

The current C-1 zoning has posed challenges for development due to stringent setback and parking requirements, making it nearly impossible to build on the property. The new zoning plan, based on the Mixed Use Neighborhood (MUN) district, is designed to facilitate construction while preserving the character of downtown Evergreen. The proposed plan allows for multifamily units above commercial spaces, entertainment uses, and hotels, provided they are not located on the first floor.

Key features of the new zoning include a reduction in maximum building height from 60 feet to 45 feet and a zero-foot front setback, which encourages a more pedestrian-friendly environment. Additionally, certain C-1 uses deemed inappropriate for the downtown area, such as gas stations and auto repair shops, will be excluded to maintain the area’s aesthetic.

The meeting also addressed community concerns regarding a rock outcropping on the property. Officials assured that existing zoning regulations would protect the natural feature during any grading activities.
