Proposal to Rezone Land Sparks Community Debate

In a recent government meeting, a proposal to redesignate a portion of land from Medium Density Residential (MDR) to Professional Service Office (PSO) was discussed. The application, presented by attorney Brian Dionne on behalf of the applicant, seeks to amend the future land use map and the land development code atlas for a site located at 2797 West Gulf to Lake Highway.

Currently, the property is split-zoned, with the northern 2.6 acres designated as MDR and the remainder as PSO, which is the lowest density commercial use in the county. The applicant aims to rezone the entire property to PSO, citing the need for a medical office, which is expected to generate lower traffic compared to the adjacent hospice center.

Dionne emphasized that the proposed PSO designation would serve as a buffer between the existing MDR to the north and the commercial uses to the south. He noted that the site plan includes a 15-foot buffer and a retention pond area to further separate the residential and commercial uses. The access to the property would be exclusively from Gulf to Lake Highway, with no access from the north or other existing right-of-ways.

During the meeting, board members raised questions regarding the absence of a Planned Unit Development (PUD) application. Dionne explained that the property complies with all zoning regulations, negating the need for a PUD. He reiterated that the intended use for the site is a medical office, although some board members expressed concerns about the lack of a formal commitment to this specific use.

The staff report indicated that the proposed changes align with the comprehensive plan, and the board is expected to deliberate further on the application in upcoming sessions.
