During a recent planning commission meeting, Carol Morales presented conceptual plans for the redevelopment of Median 3 on the Avenue of Flags, a long-vacant strip of grass that has been part of the area since its days as Highway 101. The plans are part of a broader initiative to transform the Avenue into a vibrant downtown, as outlined in the Avenue of Flags specific plan adopted in 2017.
Morales highlighted the strategic location of Median 3, situated between key establishments such as Monoghetti's building and Hotel Higa, and adjacent to planned projects like Creekside Village. The proposed designs aim to create a multifunctional space that could serve as both a public parking lot and an event venue for community activities like farmers markets and car shows.
The planning process has evolved since 2020, when initial design concepts were developed in collaboration with Cal Poly Landscape Architecture students. Feedback from these concepts has been integrated into the new proposals, which include two refined designs that will be presented to the city council for further consideration.
The Avenue Flags specific plan outlines potential features for Median 3, including a downtown park with landscaped areas, shade structures, seating, a landmark town plaza, and an amphitheater. Future enhancements may include a community building, visitor center, and public art installations, all designed to enhance pedestrian safety and accessibility.
The planning commission is expected to provide feedback on these conceptual plans, which will inform the next steps toward construction and realization of the vision for Median 3.
