Roof Repair Costs Soar as Experts Recommend Complete Overhaul

In a recent government meeting, officials discussed significant issues regarding the ongoing problems with a local roof system, which has been plagued by recurring shingle loss despite being relatively new. The roof, identified as a plank structure rather than plywood, has raised concerns about its ability to support the current asphalt roofing.

Officials suggested that rather than continuing to patch the existing roof, a complete overhaul may be necessary. This would involve removing the current roofing down to the trusses, resheeting, and then installing a new roof. The estimated cost for this comprehensive repair is projected to be around $350,000, as determined by an engineering assessment.

Two roofing options are being considered: an asphalt roof system and a more durable metal roof system, which is expected to be more expensive but offers a longer lifespan. Initial budgetary estimates for the metal roof range from $250,000 to $300,000, reflecting the complexity and size of the project.

The Architectural and Engineering Design Agency (AEDA) will be responsible for designing the new roof, creating contract documents, and overseeing the project once awarded. This approach is consistent with their role in other municipal projects, ensuring professional oversight throughout the construction process.

Additionally, the meeting addressed the completion of a previous roofing project, with officials confirming that it is on schedule for completion by August or September. A resolution for a deduct change order was also discussed, which pertains to unused allowances from that project.
