City reveals final draft of ambitious corridor plan

During a recent government meeting, city officials discussed the final draft of the IH Corridor Plan, which has been developed with significant community input over the past year and a half. Mark Bowers, a vice president and planner with Kimley Horne and Associates, presented the updated plan, emphasizing the importance of public engagement throughout the planning process.

The draft plan, which is available for public review on the city's project website, reflects feedback from community surveys and workshops held since the project's initiation in February 2023. Bowers highlighted that the plan serves as a detailed vision for the future of Cibolo, complementing the city's comprehensive plan. However, he clarified that these planning documents do not constitute zoning but can guide future zoning decisions as property owners consider changes.

Bowers outlined the project's timeline, noting that the community engagement phase included multiple surveys, forums, and workshops designed to gather input from residents. He expressed satisfaction with the level of community involvement, stating that the goal was to ensure residents felt their voices were heard and incorporated into the plan.

The presentation also covered minor updates made to the draft since the last briefing, primarily involving text corrections and clarifications. Notably, an action item was added to identify property owners for potential redevelopment partnerships, reflecting the community's desire for collaborative development efforts.

The city aims to adopt the final plan by August, following a recommendation for adoption from the planning and zoning commission. Bowers concluded the presentation by inviting questions and expressing optimism about the plan's implementation, which he believes will positively shape Cibolo's future.
