Public hearing sparks debate over new warehouse project

During a recent government meeting, officials discussed the extension of a decision deadline related to a site plan for a proposed warehouse and office building in Lehi. The deadline, initially set for 60 days, was extended to coincide with the next meeting on October 3, 2024, allowing for further deliberation without rushing a decision.

The meeting also included a public hearing regarding an application for a special permit for a 50,000 square foot warehouse on an 8.9-acre parcel located at the intersection of New York State Route 17M and Cannon Hill Drive. The site is part of an existing industrial park and is subject to various zoning regulations, including floodplain and watershed overlays. The applicant, represented by Joe Powell, outlined the project, which includes a single entrance, stormwater management plans, and potential landscaping to enhance visual appeal from the highway.

The proposal has already received three variances from the zoning board, addressing issues such as front yard setbacks and curb cut distances. The applicant is also in discussions with the Department of Transportation regarding the possibility of adding a turn lane to improve site access.

Board members raised several concerns during the discussion, including the need for a narrative addressing special permit criteria and the adequacy of the proposed bike path's termination point. They emphasized the importance of ensuring that the design accommodates large vehicles and does not impede traffic flow on Route 17M.

As the meeting progressed, officials highlighted the necessity of thorough analysis regarding water usage and septic system design, given that the project will not connect to a public water system. The applicant aims to finalize these details in collaboration with health authorities to ensure compliance with regulations.

The meeting concluded with a commitment to further review the project details and address outstanding concerns before the next scheduled meeting.
